Why it matters now
With Section 21 gone, landlords need a clearer plan for handling arrears, evidence, legal process, and income risk. Rent protection helps add structure and reassurance when a managed tenancy stops paying.
Speak with our landlord team before a missed payment becomes a long-running management problem.

Available as part of our managed service for landlords who want professional rent collection, legal support, and a more resilient arrears process.
Benefits include
Protection for monthly rental income if a tenant defaults during the protected period.
Claims can cover a maximum of 15 months' rental income, subject to the service terms.
Support with legal expenses for issues such as eviction where the policy responds.
Access to a legal helpline when you need practical guidance on a tenancy issue.
Vacant possession cover up to 75% of the rental amount for a maximum of three months.
How it works
Because Enfields collects the rent under our managed service, we hold the insurable interest needed to purchase this product. The obligations and policy terms relate to us as the policyholder.
Rent protection is available as part of our managed service because Enfields collects the rental payments for your property.
If a tenant falls into arrears and continues to default, we seek vacant possession and maintain rental payments in line with the service.
For legal purposes Enfields is the policyholder, while you may be the beneficiary of the rent protection service.
What is not protected?
We will explain the full terms before you make a decision. These are the headline exclusions from the rent protection summary.
Existing rental arrears are not protected.
Claims must occur during the protected period.
Claims must be notified within 90 days of the first missed payment.
